Acquisition Criteria

Hotel

  • Limited service and focused service hotel brands franchised with Hilton and Marriott

  • Keys: 75 - 150

  • Will consider management opportunities.

Retail

  • Grocery-Anchored, Big Box and Shadow-Anchored Retail Centers

  • Core Plus, Value-Add Opportunities

  • Out Parcels, Ground Up Development

Value: $5MM - $40MM

Debt Structure: Willing and able to assume existing financing.

Loan/REO Purchase Option: Willing to purchase exiting non-performing notes secured by retail or hotel property and lender-owned distressed collateral.

Broker Policy: Ball Ventures, LLC values the service provided by the brokerage community. We welcome the opportunity to pay referral and/or broker fees (including buy-side brokerage and referral fees) where appropriate. (Subject to prior written agreement.)
